Are you an empty nester looking to downsize your home? Now that the kids have all moved out, is there just too much space for you and your spouse? Don’t be misled by the term “downsizing.” Finding a home to better suit fewer people doesn’t mean you have to forego luxury. In fact, now that the kids are gone, it’s time to find a home that’s truly a perfect fit for YOU.

So what should you look for in your next home?

Location. This may be the most important factor. Choose the location that best suits you and your spouse’s preference. Whether you want to be on a golf course, close to shopping and great dining options, or near your friends, Southlake has it all.  In the past few years, Southlake has been named one of the 100 best cities to live by CNNMoney,

Bathrooms. Even with the kids gone, more than one bathroom is ideal. Do not settle for a home with less than two bathrooms. You may even find a home with his and her bathrooms in the master suite. If you are looking for a two-story home, be sure there is at least one bathroom on each level.

Bedrooms. You may no longer need bedrooms for each of the kids, but keep guests in mind as well. Be sure you still have plenty of space to accommodate visits from your children or grandchildren. Extra bedrooms can also be used for alternative reasons. Keep office space in mind. Additionally, if you or your spouse have particular hobbies, such as quilting, scrapbooking or even building model airplanes, be sure your home has enough room to house your hobby.

Outdoors space. Outdoor living space has become increasingly popular. If you like to entertain, find a home with a large deck our patio where you can entertain your guests outside. When it comes to the outdoors, it’s also important to look at neighborhood parks and community activities spaces. Playgrounds, walking trails and ballparks within walking distance will add a great deal of convenience to your life as a parent.

Even if you’re downsizing, Southlake is the ideal place to look. Other factors to consider when downsizing after the kids move out include commute to your workplace, shopping, dining and family-friendly entertainment as well as convenience of grocery stores and even gas stations. If you’re looking to save costs, find a green home, that is energy efficient. Additional space such as extra bedrooms or a guest or pool house can also be rented out to bring in a little extra income and not have any “wasted space.”
